How do I submit a repair or maintenance Request ?

Call 832-639-2500 and report maintenance request.

Rent is due on the 1st. Late fees start at 5PM on the 3rd of the month.

Yes! It is highly recommended to get renters insurance.

If there is a community mailbox you will need to go to the nearest US Post Office and request a key. Make sure you take a copy of your lease to provide proof of residence.

No. We expect the house returned to us the same way you got it.

No. Locks should stay the same. The locks are changed after each tenant. If you need to change your locks please let us know and we will have it taken care of for you at your expense.

You will receive your security deposit within 30 days of move out.

Tenant Welcome Letter

Dear Guests, Welcome to our beach house! We are really glad to have you here and want to make sure you enjoy your stay. Here is some important information you might need: We have over 220 channels if you get bored with the ocean views. We have toilet paper, towels, beach towels, some toiletries. Feel free to use the washer/dryer, there is laundry detergent for you. The kitchen is fully equipped with everything you need, just bring your own groceries. All sodas in the refrigerator are complimentary! If you stay with us on Monday, would you please put the trash bin to the street and then back under the stairs after its emptied? Thank you! Also, on your last day if you would please put the beach towels that are dirty in the washer and start it on your way out. If you have any questions or need anything, please do not hesitate to contact us! Thank you

Move in/Move out

Provide your own utilities before moving in. Garage remote and mail key (if there is one) will be in a kitchen drawer. Rent is due on the 1st and Late fees start on the 3rd. Late fees are $10 a day.
